The single most common mistake we see in lofts — boards laid straight onto joists, crushing the 270mm insulation flat and destroying its thermal value. The right way is raised loft legs that sit on the joists and lift the floor 100-200mm clear of the insulation. Boards screw down on top. Result: full thermal performance preserved, and a properly usable storage floor with normal walking space.

Loft Ladder Installation

A proper loft ladder makes a loft actually usable — it's the difference between forgetting what's up there and using your storage space monthly. We fit drop-down concertina ladders (cheaper, lighter), sliding wooden ladders (heavier-duty), and telescopic aluminium ladders (slimmest). Includes the hatch frame, the ladder, and a handrail where the height needs it.

Loft Insulation

Top up to 270mm — the current standard

Most older lofts were insulated to 100mm or 200mm — the modern standard is 270mm. Topping up your insulation is one of the cheapest ways to cut your heating bill, and we usually do it as part of a loft boarding job (because we're up there anyway). We use mineral wool laid between and across the joists, with eaves baffles to stop the insulation blocking the roof's airflow.

Loft Lighting & Hatches

Power, lighting, insulated hatches

Two things that turn a loft from grim crawlspace into usable storage — proper lighting and a hatch that doesn't leak heat. We run lighting circuits up from the floor below, fit LED panels or strip lighting with switches at the loft entry, and replace old hardboard hatches with insulated, draught-sealed alternatives that meet current Building Regs.

With bespoke built-in cupboards we turn it into proper storage with little doors that match the rest of the loft, drawers on runners, or simple open shelving.
