Bedroom, office, annexe or playroom

Garages convert into liveable rooms cheaper than almost any other extension — the walls and roof are usually already there. We replace the up-and-over door with a brick wall and window, insulate the floor (which is the part garage conversions usually get wrong), upgrade insulation in the walls and roof, and fit out as a habitable room. Garage conversions don't usually need full planning permission but always need Building Regs.

Structural Work & Steels

Beams, load-bearing walls, knock-throughs

Removing a load-bearing wall to open up a kitchen-diner, fitting a steel beam over a new opening, supporting an upper floor during a conversion. Structural work needs a structural engineer's calcs first, then careful execution — temporary props, controlled demolition, the steel installed and packed correctly, then the surround re-built and plastered. Cellar & Basement Conversion

Period property cellars turned into proper rooms

Plenty of older properties around Bath, Frome and Wells have cellars or partial basements that nobody uses for anything but a tumble dryer and old paint tins. With proper waterproofing — usually a cavity drainage membrane system rather than tanking, since tanking on an old stone wall is asking for trouble — that space converts into one of the most useful rooms in the house.
